MOVE-IN GUIDE

Welcome to Parker Towers. We’ll do our very best to make the move-in process smooth, so you can settle into your new home as quickly as possible.

Need to Know:

    1. Schedule Your Move-In: Keep an eye out for an email from Moved, our move-in portal. Moving is such an exciting time, but we know there is a lot to do. Moved will provide you with everything you need to make the process as seamless as possible, from reserving elevators to picking up your keys.

      Move-ins are permitted Monday – Friday during the following time slots: 9am-12pm, 12pm-3pm, and 3-6pm.

      If a move takes place outside the allotted time slots, you will incur a charge of $250 per hour until your move-in is completed. You will also incur a charge of $1000 for an unauthorized move-in.
    2. Keys: On your scheduled move-in date, your keys will be available at the Management office during business hours Monday – Friday from 9am-4:30pm and weekends from 11am-5pm. Two sets will be provided. IDs must be presented.
    3. Parking: Moving trucks may only park by the service entrances on Queens Blvd. and Yellowstone Blvd.

      If you are moving into building 104-20, the moving truck should park by the service entrance on Queens Blvd.

      For 104-40 and 104-60, the truck should park on Yellowstone Blvd. Parking in front of the building is not permitted at any time.

      If you leave your car unattended, your car will be towed at your expense and management will not be responsible.
    4. Elevator: Make sure your furniture can make the move. The approximate measurements for the elevator are:

      L: 63 in.
      W: 46 1/2 in.
      H: 91 in.
      Height of elevator door: 84 in.
      Width of elevator door: 33 in.
    5. Packages: After you move-in, all packages will be logged into our system and available for pick up at the doorman station 24/7. You will receive a text message and/or email notification. Please note, packages will not be accepted by the building until your lease starts.

Making the Move:

    • We are here to help: We know that moving day is no fun. We have some small requests to help make it easier on everyone.
    • Recycle: Please break down all cardboard moving boxes and bring them to the designated recycling area in your building.
    • Be a good neighbor: Please be considerate of your neighbors and the buildings. Keep voices down, avoid door slamming, just normal consideration things.
    • Please be careful: You are responsible for any damage incurred to the building or property during your move.

Paying Rent:

We want to make the move into your new community easy by highlighting a few points about paying your rent.

    • When is rent due?
      Rent is due and payable on the 1st of each month. We allow a 5-day grace period for the handling and processing of your payment.
    • I paid 1st month’s rent at lease signing, why does the initial rent bill report an amount due?
      - For a lease that begins mid-month, one full month of rent is collected at lease signing; the tenant would still be responsible for the remaining ½ month of occupancy on the next billing cycle.

      - For example, move in date is June 15th. The full month of July was paid at lease signing, so the first rent bill will show the balance for the 16 days of June rent (June 15th to June 30th or 16 days of rent).
    • How do I pay rent?
      Leaseholders can log into app.beamliving.com to manage payments, submit maintenance request, and more. This makes paying rent a breeze with autopay features and the ability to adjust payment methods.

      While we encourage online payments, you can also pay by check*. Checks should be made payable to: BPP Parker Tower Property Owner LLC

      Please include the rent stub with your payment. If you do not have the stub available, just note your address and apartment number clearly in the memo line along with the month you want the payment applied to.
    • Can I mail my check?
      Yes, you can also mail your check to:

    • Who can pay rent?
      Anyone listed on the lease can make payment. Unfortunately, we are unable to accept payment from occupants who are not noted on the lease.
